Areas Measurement elements

Net Internal Area (NIA) is defined as the usable floor area within a building, inside the internal face of perimeter walls. Used as the basis for Property Valuation, Rating, Property Management and Marketing, Net Internal Area (NIA) surveys are essential for all commercial and residential properties.

In determining whether an area of a property is usable, the correct approach is to ascertain whether the area can be used for any sensible purpose in connection with the purposes of the property. If so, the space is “usable” - therefore "floor" - and is to be calculated as part of the NIA. Specific details, inclusions and exclusions are detailed in the RICS Code of Measuring Practice, Guidance Notes, whose purpose is to provide succinct, precise definitions to permit the accurate measurement of buildings and land, the calculation of the sizes (areas and volumes) and the description or specification of land and buildings on a common and consistent basis. This may be required for valuation, management, conveyancing, planning, taxation, sale, letting, or acquisition purposes.

Gross Internal Area (GIA) is the area measured to the internal face of the perimeter wall at each floor level within a building and includes most of the areas that would be disregarded by the Net Internal Area. It is mainly be used for commercial and industrial premises and are the basis for new home valuations.

Gross External Area (GEA) is the area of a building measured externally at each floor level. It is the basis of measurement for planning applications and approvals, i.e. site coverage (including plot ratio), rating and council tax and building cost estimation.

The Net Internal Area (NIA) and Gross Internal Area (GIA) data forms the basis of building cost valuations, rating, marketing, valuation and property management.

The Net Internal Area (NIA), Gross Internal Area (GIA) and Gross External Area (GEA) data forms the basis of planning applications and approvals, building cost valuations ( residential ) for insurance, and rating and council tax.
