NORTHERN QUARTER, DUBLIN

Overview

The Northern Quarter is a €800 million regeneration project aimed at redeveloping the heart of Dublin city centre for the 21st century. Planned to open in 2013, the Northern Quarter include buildings and facilities of mixed use, including 50 retail units, 12 café/restaurants, a four star 150 bedroom hotel and 120 apartments.

Client

Arnotts is the largest department store in Ireland, ranked among the top five department stores in Europe alongside Harrods and Selfridges.

Survey Requirements

Detailed Survey Data of 5.2 ha Topographical and 1.8 ha Measured Build

Survey Specifications

A multiple-surveying service was developed to meet the client’s requirements including:

- Floor plans for 25 three to seven-storey buildings for a total of 18,000sqm
- Roof plans recorded
- Site control established with GPS & Total Stations
- Control Stations placed at street level and on secure rooftop locations
- Datum Control carried through the control points using a digital level
- Pre-planning and traffic management to overcome the obstacle of one linear kilometre of congested thorough fares and pedestrian areas
- Site sections generated using information gathered
- Ten sections of up to 140m in length generated
- Contextual elevations used for planning purposes and due to the scale of the project
- 3D Modelling of the environs and shadow-casting analysis required for impact assessment
- High-level detailed recording required where proposed re-development might impact on the fabric of buildings of cultural/historical value
- Rectified photography allowed the extraction of detailed line work to enhance the existing façade survey
- Several buildings surveyed were listed structures
- Intricate detail of original internal features (architraves, cornices, moulding, etc.) to produce highly detailed sections
